Another disappointing month in Forth Worth

There were 744 home sales in September 2009 in the Fort Worth real estate market.  This is the lowest number of homes sold since April 2009.  September 2008 had 854 home sales, which results in a 13 percent drop during the last year.  September 2009 is also 14 percent under its 2007 counterpart, as seen below.

Average prices dropped two percent over the past year to $138,200 for homes sold.  This is the lowest price since April 2009.  The median price was $112,500, which is also a drop.  This is a four percent drop from September 2008.  It is also the lowest price since April 2009.

August worst month of Fort Worth’s Real Estate market this summer

The were 756 home sales in Fort Worth during August 2009.  This is the lowest number posted during the summer, down almost 100 from July and 33 from June, and the lowest since April.  August continues the two year trend of home sales not meeting their previous year counterparts.  August 2009 was 17 percent below August 2008 and 35 percent lower than August 2007, as seen below.

The average home price climbed above July’s $140,700 to $146,900, which ties the average price from July 2008.  The median price was $116,300, which is a 4 percent drop from July 2008.

Fort Worth numbers up from January, but struggle to meet 2008 numbers

Fort Worth home sales have increased steadily since January 2009, but have no regained their footing to match previous years.  In July 2009 there were 840 new home sales in Fort Worth.  This is an increase over June 2009, but is 12 percent lower than July 2008’s 997 sales.  It is also 24 percent lower than July 2007’s 1104 sales.

The average and median prices in July drop from June 2009.  They are also lower than their 2008 counterparts.  The average price dropped 3 percent to $143,600 from last year, and the median price dropped to $118,700 from last year.  The average and median prices are both the second highest prices seen in the last year.

Fort Worth Continues to Struggle with Low Sales

Although the national market seems to be improving Fort Worth continues to struggle with low sales. In June 2009, Fort Worth lost 23 percent in home sales from June 2008.  There were 772 sales in June 2009, which is a loss of almost a quarter from the 997 sales in June 2008.  The sales are an even bigger disappointment compared to June 2007, which saw 1104 homes sold.  This is a two year loss of 31 percent.

On a positive note, average and median prices are up not only from May 2009, but also from June 2008.  The average home price for June 2009 was $154,600, which is a 2 percent gain on June 2008’s $152,200, and the first positive yearly increase since June 2008.  The median price was the same for 2008 and 2009 at $121,000; however, this is also the first month to not drop from its prior year equivalent since June 2008.

Fort Worth 1 year change in sales continues to post big losses

Fort Worth’s 746 home sales in May 2009 were the lowest May sales since May 2003.  It was a 26 percent drop from last May’s 1,009 and a 34 percent drop from May 2007’s 1,136 sales.

Neither the average nor the median price of homes increased from last May either.  The average price of homes was down 10 percent from May 2008 to $142,200 from $157,700, and the median price was down 8 percent to $113,800.  This was the worst May for median prices since 2005, and since 2006 for average prices.

There was also an 11 percent drop in the number of active listings.  May 2009 had 4,849 active listings.  It was the lowest number of May listings since 2004.

Fort Worth Real Estate Market Still Down for April

Home Sales have been released for the Fort Worth real estate market for April. There were 679 sales in April. This is down 25 percent from 2008 and down 28 percent from 2007. If you havn’t guessed yet this means we are not out of the real estate slump yet. Average prices were down 3 percent. While home owners never like to see falling prices this is somewhat better than the national average.

March sales up from February, but in lowest 20% over the past three years

Fort Worth home sales for March 2009 are up over February 2009.  There were 177 more homes sold in March than in February; however, the sales are way down from March’s 2008 and 2007 counterparts.  The one-year change is a 21.1 percent reduction in sales, and there was a drop of 38.8 percent over two years.  The March sales seem good, because they are so much higher than the preceding quarter, but 668 is definitely in the bottom quintile when one looks at a three year history.

Average and median home prices continued to fall when compared to their previous year’s counterparts.  The $138,600 average price was 3.8 percent lower than last March.  It was almost $8000 above last month’s price.  The $107,800 median price was up $800 from February 2009; however, it is down 7.3 percent from last March.  It is also the third lowest median price seen in the previous three years.  

 

Fort Worth market almost half of 2007

Fort Worth gained 55 home sales over January 2009.  They ended February with 491 sales; however, this number is not only 35.8 percent lower than February 2008, but also 43.2 percent lower than February 2007.  That is a huge drop.  The market is almost half of where it was in 2007.  February 2007 had 865 sales.

The average price was $130,900 for the Fort Worth real estate market.  This is a 5.1 percent drop from 2008’s $143,400.  If February is supposed to be the start of the market’s rebound, the extra $3600 over January’s average does not bode well.  The median price gained $3300 from January to $107,000.  This is 7.5 percent lower than February 2008.  

 

 

Sales in January 2009 lowest since January 2002

The sales for January 2009 were down 27.09 percent from January 2008, a drop from 598 to 436, and down 40.03 percent from January 2007, which posted 727 sales.  November 2008 also had sales in the four hundreds, but this is the lowest number of sales since January 2002, when there were only 431 sales.  

Home Sales

The mean and median sales prices were also down from January 2008.  The prices in January 2008 were quite low on their own, thus January 2009 was a particularly bad month.  The mean price was $127,300, which was the lowest price since February 2005 ($118,900).  One must also return to February 2005 to find a lower median price than $104,300.  February 2005 had a median price of $100,900.

The second largest drop in one and two year sales numbers occurred in December 2008 for the Fort Worth real estate market.

There was a 23.7 percent drop between December 2007 and December 2008 in the number of home sales. From December 2006 to December 2008, there was a 36.03 percent drop. There have been double digit drops in one year home sales since October 2008, and a in two year sales since June 2008. Single year drops have two anomalies: April and September. These months show a drop around 4 percent, but every other month has over 10 percent drops. This is a 16 percent average drop for the year, and a 19 percent drop with the anomalies dropped.

Average and median home prices are separated by almost $31,000. They both dropped from December 2007. Average prices dropped by .21 percent from a year ago, and median price dropped by 7.69 percent. This is part of a trend towards drops since July 2008. Both of these numbers is an increase from November 2008, so perhaps there is an upward trend beginning.

There are three price ranges showing an increase in number of sales between 2007 and 2008. These ranges include: $29,999 or less, $30,000-$39,999, and homes above $500,000.

The largest increase was in homes priced under $29,999. Sales increased by1.6 percent, which was about 104 homes. This translates to a 34.74 percent increase for this price range. This is the only dramatic increase of the three ranges. The largest decrease occurred with homes priced between $110,000 and $119,999, with a 25.09 percent decrease. In 2007, this range made up 15.7 percent of all homes sold, in 2008, it was down to 14.1 percent. This is the difference of 454 homes. This is 24 percent of the market loss, which was 1913 homes.
