Fort Worth closes year of poor sales with poor sales

December is a disappointment after two months of positive one year changes in Fort Worth’s real estate market. There were 585 new homes sold in December, which was 7 percent less than the 626 sold last December. It was also a far cry, to the tune of 26 percent, from the 789 sold in December 2007. The market has not sold so few homes since February 2009’s 512.

Prices are looking up. December’s average home price was $139,000, which is slightly lower than November’s, but also 1 percent ahead of the $138,100 seen in December 2008. The median home price of $115,000 was 4 percent above December 2008 $110,200 and the highest posted since August 2009.
Marketshares highlight poor market

There is only one price category to have a real increase in homes sold. That price category includes homes price from $30,000 to $40,000, which increased in real homes sold by 20.9 percent. All categories with homes priced under $60,000 also increased.

We do not see midrange homes increasing their marketshare, as in the rest of the state, but homes in the low $100’s did show a slight uptick in percentage of market share
1 year sales and prices up for Fort Worth housing market

The 693 sales Fort Worth had in November 2009 were an increase of 37 percent from last November’s 506. This is the lowest number of sales since April’s 685. The sales are also lagging when the two year picture is reviewed. There were 795 houses sold in November 2007. This is 13 percent more than November 2009.

The prices showed a one year increase, too. The average price increased a healthy 9 percent to $144,400. The median home price was only one percent higher than the $112,300 in 2008 at $113,600.
Low end homes see controlled rise in marketshare

The data through October 2009 suggest Fort Worth will not see sales rise above their 2008 counterparts. The distribution of prices show most of the homes sold in 2009 were extremely low priced homes. All price categories under $60,000 show increases in marketshare. The homes priced from $30,000 to $39,999 gained so much share of the market that with incomplete 2009 data, this category already has 9.8 percent higher real sales than in 2008, see below.

Fort Worth shows a different trend than most other Texas cities, because the city lost sales in all the midpriced homes; however, there is a small uptick in share for homes priced between $250,000 and $399,999. Perhaps those who would have invested in a higher priced home three years ago have scaled back and are safely buying these upper middle class homes. Fort Worth is different from the rest of the state because there is not increase in midpriced homes.
October 2009 has marginal gains in Fort Worth real estate market

There were 833 homes sold in October 2009 in Fort Worth. This isn’t a particularly great number and July 2009 had more, but it does offer some hope. This is the first “one year percentage” gain in the past two years. Fort Worth’s home sales jumped 8 percent from October 2008’s 773 sales. There is still a 10 percent loss from two years ago, but this is also the lowest 2 year loss all year.

Home prices are not making great strides, but they are not faltering either. The average home price shows only a 3 percent drop from October 2008’s $135,800. The median home price is the same this October as last October’s $112,300.

True comparisons will have to wait until the last quarter’s data arrive, but there are some preliminary trends emerging. For example, the price distributions experiencing market share growth are all extremely low priced home. Homes in the $80’s seem to be increasing share as well as homes price below $59,999. Luxury homes priced from $250,000 to $399,999 also show increased market share.
Another disappointing month in Forth Worth

There were 744 home sales in September 2009 in the Fort Worth real estate market. This is the lowest number of homes sold since April 2009. September 2008 had 854 home sales, which results in a 13 percent drop during the last year. September 2009 is also 14 percent under its 2007 counterpart, as seen below.

August worst month of Fort Worth’s Real Estate market this summer

The were 756 home sales in Fort Worth during August 2009. This is the lowest number posted during the summer, down almost 100 from July and 33 from June, and the lowest since April. August continues the two year trend of home sales not meeting their previous year counterparts. August 2009 was 17 percent below August 2008 and 35 percent lower than August 2007, as seen below.

The average home price climbed above July’s $140,700 to $146,900, which ties the average price from July 2008. The median price was $116,300, which is a 4 percent drop from July 2008.
Fort Worth numbers up from January, but struggle to meet 2008 numbers

Fort Worth home sales have increased steadily since January 2009, but have no regained their footing to match previous years. In July 2009 there were 840 new home sales in Fort Worth. This is an increase over June 2009, but is 12 percent lower than July 2008’s 997 sales. It is also 24 percent lower than July 2007’s 1104 sales.

The average and median prices in July drop from June 2009. They are also lower than their 2008 counterparts. The average price dropped 3 percent to $143,600 from last year, and the median price dropped to $118,700 from last year. The average and median prices are both the second highest prices seen in the last year.
Fort Worth Continues to Struggle with Low Sales

Although the national market seems to be improving Fort Worth continues to struggle with low sales. In June 2009, Fort Worth lost 23 percent in home sales from June 2008. There were 772 sales in June 2009, which is a loss of almost a quarter from the 997 sales in June 2008. The sales are an even bigger disappointment compared to June 2007, which saw 1104 homes sold. This is a two year loss of 31 percent.

On a positive note, average and median prices are up not only from May 2009, but also from June 2008. The average home price for June 2009 was $154,600, which is a 2 percent gain on June 2008’s $152,200, and the first positive yearly increase since June 2008. The median price was the same for 2008 and 2009 at $121,000; however, this is also the first month to not drop from its prior year equivalent since June 2008.
