March sales up from February, but in lowest 20% over the past three years

Fort Worth home sales for March 2009 are up over February 2009. There were 177 more homes sold in March than in February; however, the sales are way down from March’s 2008 and 2007 counterparts. The one-year change is a 21.1 percent reduction in sales, and there was a drop of 38.8 percent over two years. The March sales seem good, because they are so much higher than the preceding quarter, but 668 is definitely in the bottom quintile when one looks at a three year history.

Average and median home prices continued to fall when compared to their previous year’s counterparts. The $138,600 average price was 3.8 percent lower than last March. It was almost $8000 above last month’s price. The $107,800 median price was up $800 from February 2009; however, it is down 7.3 percent from last March. It is also the third lowest median price seen in the previous three years.
